Property Inspections and Replenishments

As a reminder, after each summer season and before Winter Texans check in, we perform an inspection and deep cleaning of each property. Cabinets and drawers are emptied, cleaned and reorganized. All dishes, glassware, cutlery and kitchen implements are evaluated for replacement or additions. All linens are inspected and those that are worn or stained are cleaned or replaced. Carpets and upholstery are spot cleaned or totally cleaned if needed. Repairs are made and painting is touched up as needed. Doing this annually is what helps keep your property looking new or newly remodeled. We are continually complimented about the condition of the properties that we represent and the standards that we maintain. The greatest compliment of our standards is when a real estate agent on the island shows one of our properties and tells us that they cannot tell that it is a rental property!

You may see charges on your statements for the annual deep cleaning of your property and any necessary repairs or replacements, which we pass through to you. 

Winter Texans are an important part of your income stream and we have a very high renewal rate from year to year. No matter how carefully we inspect, they seem to often find somthing additional that needs to be done or have special requests. We try to accommodate those within reason. Doing so means that once Winter Texans depart, your property will be ready to go when the summer peak sesason comes once again. 

If your statement shows a negative balance this month, it will carry forward to be offset by the future month's rents. It is NOT necessary for you to remit any balance due to Padre Getaways.
