You MUST come to our office to provide identification and pick up any property access items that may apply. Please do not proceed to your vacation rental until you have checked in at our office.

Check-in time is from 4 p.m. until our office closes (6 p.m. Mon-Fri, 5 p.m. Sat-Sun).
We often have guests check out at 11 a.m. the morning of your arrival and even when we don’t, we require a same-day inspection before you check-in. If you would like to check in early, we can guarantee an early check-in between 11:00 a.m. and 4:00 p.m. for a charge of half the daily rate based on availability.
Check-out is 11 a.m. at our office. At check-out, we will collect any property access items we provided at check-in and answer any end-of-stay questions you might have.
To ensure our team has time to prepare for the next guest and to avoid a late departure fee, please be sure to depart by 11 a.m. If you are leaving outside of office hours, please notify us that you have left via text, voicemail, or email.
Occasionally late check-outs may be available. If the property is available the night before your check-out, we can guarantee a late check-out from 12 p.m. to 4 p.m. for a charge of half of the daily rate (+tax/processing) ONLY after making prior arrangements with our office.
Departure Checklist:
- Check for personal belongings
- Make sure your trash is neatly bagged
- Leave dirty towels in a bathtub/shower
- Don’t make beds you’ve slept in
- Set thermostat to 76 degrees
- Make sure doors are securely locked
- Return any property access items provided to you at check-in back to our office. If you’re leaving outside office hours, place property access items in the drop box located on the wall just inside the breezeway to the right of our office door.
- Return garage/gate openers to our office (if applicable). If you’re leaving outside office hours, leave on the kitchen counter in the property
If you need to check in later than our normal business hours, please let us know in advance and arrangements can be made. After-hour arrivals are subject to a $50.00 (+tax/processing) fee. An agent will be available by phone to help you if you have any difficulty checking in after hours. In order to qualify for an after-hour arrival, you must fully complete your Guest Rental Agreement and Guest Registration Form through our online guest portal.
If you are renting one of our vacation rentals you will be given an after-hours phone number for emergencies. If you are inquiring about reserving one of our vacation rentals or have non-emergency after-hour needs, please contact us at our office during normal business hours.
The six main reasons for additional charges:
- Stained sheets or towels. Please do not use towels to wipe off makeup, sunscreen, to clean up colored drinks, or cars.
- Damaged furniture that requires cleaning or repair, such as stains, smells, tears, etc.
- Departure instructions are not followed and property is left extra messy. Housekeeping fees cover only the cost of ordinary cleaning.
- Smoking in the property results in 100% forfeiture of security deposit.
- Condo is damaged and/or something is missing
- Not returning keys, parking passes, gate cards, etc.
The following more serious infractions will result in eviction without benefit of refund:
- Loud or disturbing behavior that requires a visit from police or management
- Exceeding maximum occupancy limits
- Underage drinking or use of prohibited drugs in the condo
You must be at least 25 years of age to rent and personally be in residence during the entire stay. Except for children with parents, all guests must be at least 25.
Some of our vacation rentals will allow guests 21 years of age and up, however, your group must be approved by one of our reservation specialists prior to booking.
All of our vacation rentals are non-smoking. Smoking is strictly prohibited in all of our vacation rentals.
All of our properties have wireless internet. Your wifi username and password will be on your key tag, which is provided at check-in.
You are limited to the maximum number of guests indicated on the rental agreement. As stated in the agreement if you exceed the agreed-upon number of overnight guests you could risk eviction with no refund.
Yes. Mobi-Chairs, amphibious wheelchairs that can be used on the beach and in the water, are provided by the city of South Padre Island free of charge. You can call the South Padre Island Fire Department at 956-761-3040 to reserve a Mobi-Chair.

- Coolers & beach gear (towels, umbrellas, chairs, toys)
- Groceries & seasonings
- Additional paper products (Our properties will have a roll of paper towels, a roll of toilet paper, & a trash bag to get you started)

- Basic linens
- Cleaning equipment
- Cooking equipment
